The Omani Ministry of Housing and Urban Planning has confirmed that the $1.3 billion Al-Khuwair Skyscraper Project in Muscat is progressing as planned and will soon enter the detailed design phase. The construction of this project is set to begin by the end of the current year and is expected to have a significant impact on the development of Muscat urban infrastructure and contribute to real estate investment in Oman.

Details of the Al-Khuwair Skyscraper Project

This Al-Khuwair Skyscraper Project, designed by Zaha Hadid Architects, will expand over an area of 3.3 million square meters and will consist of five main sections:

✔ Marina (Seaport) ✔ Beach and Sports Complexes ✔ Canal Walkway ✔ Cultural District ✔ Government and Administrative Buildings

The Al-Khuwair Skyscraper Project is part of Oman Vision 2040, designed to balance modern infrastructure development with the preservation of the country’s natural heritage. This project also aligns with sustainable urban development in Oman, aiming to enhance the quality of life in the capital and attract real estate investment in Oman.

Strategic Location of the Al-Khuwair Skyscraper

📍 This urban development project in Muscat is located near the Al-Khuwair desalination plant and adjacent to the Ministerial District of Muscat. The primary objective of this project is to support Muscat’s urban expansion and reduce population density in the area. While the Ministerial District will be preserved, it will gradually be redesigned in alignment with Oman’s urban development plan to integrate with modern city infrastructure.

Focus on Sustainable Growth and Infrastructure Improvement

✔ The Al-Khuwair Skyscraper Project is designed to create a modern and sustainable community. ✔ Developing advanced service infrastructure and precise urban planning are among its primary goals. ✔ The project will also help distribute residential areas more evenly across Muscat Governorate and contribute to the growth of the housing market in Muscat.

Relocation of Ghala Industrial Zone and Muscat’s Infrastructure Development

The Omani Ministry of Housing and Urban Planning announced that the study on relocating the Ghala Industrial Zone has been completed and is now under review by the Council of Ministers. These changes, alongside investments in real estate investment in Oman, could pave the way for a brighter future for Muscat.

📌 The outcomes of the Al-Khuwair Skyscraper Project could strengthen Muscat’s position as a modern and well-planned city, playing a crucial role in Oman’s urban development future.
