Oman's Golden Residency is a renewable 10-year residence programme for qualifying investors, business owners and entrepreneurs. The current official programme uses a minimum investment threshold of OMR 200,000 and recognises several routes, including qualifying real estate, investment in an Omani company, government bonds, listed shares and a fixed-term bank deposit.

At a glance

  • The residence period is 10 years and the programme is renewable.
  • The current published minimum investment threshold is OMR 200,000.
  • Official routes include qualifying property, an Oman-registered company, government development bonds, listed shares and a fixed-term deposit.
  • A business employing at least 50 Omanis and certain company-nomination cases are also listed as qualifying routes.
  • Spouses and children can be included under the programme.
  • The government portal currently lists OMR 500 for the 10-year investor visa stage.

What is Oman Golden Residency?

Golden Residency is a dedicated long-term residence programme rather than a generic name for every investor or property visa in Oman. The official Golden Residency portal presents it as a 10-year residence framework for investors, entrepreneurs and business owners.

The current programme was introduced in its renewed form in 2025. According to the Ministry's programme statement, the current minimum investment requirement is OMR 200,000.

This matters because older online material still refers to OMR 500,000 for a 10-year investor residence. That figure belongs to the earlier investor residence framework and should not be used as the current Golden Residency threshold.

Who is the programme designed for?

The programme suits investors who want a long-term residence position tied to a substantial investment in Oman. It is particularly relevant when residency is part of a wider business, property or capital-allocation decision rather than the only objective.

An applicant should first decide whether the underlying investment is intended to be operational or passive. A business or company route creates a different risk and documentation profile from property, securities or a fixed deposit.

Golden Residency may also be attractive to families because the official programme allows the qualifying investor to include a spouse and children. The Ministry's published description states that children are included without age or number restrictions.

Which investment routes qualify?

The official programme recognises several distinct investment routes. Each route should be assessed on its own evidence requirements rather than assuming that one generic OMR 200,000 proof works in every case.

Qualifying real estate

Property is one of the official routes, but the Golden Residency framework specifically refers to qualifying real estate in Integrated Tourism Complexes. The official programme criteria identify this category directly.

This is not the same as saying that every foreign-owned property in Oman creates Golden Residency eligibility. Oman also has separate property-owner residence rules, including changes introduced in 2026, and those rules should not be merged with the OMR 200,000 Golden Residency programme.

Investment in an Omani company

Establishing or investing in an Oman-registered company is another qualifying route. However, company registration by itself does not automatically satisfy the Golden Residency requirement.

The official public material confirms the overall OMR 200,000 threshold but does not publish a comprehensive route-by-route schedule explaining exactly how that amount must be measured as paid-up capital, injected funds, assets or another form of qualifying company investment. The live application criteria should therefore be checked before structuring the investment.

Government bonds and listed shares

Government Development Bonds and shares listed on the Muscat Stock Exchange are also recognised investment routes. These options may suit investors who prefer a financial asset rather than direct property ownership or an operating business.

The public programme pages do not set out a detailed methodology for daily valuation, holding evidence or portfolio maintenance for every security. The selected route should be confirmed through the official application process before funds are committed.

Fixed-term deposit

A fixed-term deposit with a licensed Omani bank is another official route. Invest Oman's programme guidance states that the deposit is held for at least five years.

This route is operationally simpler than running a company, but the capital remains tied to the conditions of the qualifying deposit. Applicants should therefore consider liquidity requirements before selecting it.

Business employing at least 50 Omanis

A business employing 50 or more Omani nationals is also listed as an eligible category. This route is primarily relevant to established operating companies rather than passive investors.

The reviewed public official sources do not conclusively state that the 50-Omani route is always exempt from the OMR 200,000 capital threshold. That point should be verified in the live eligibility workflow rather than assumed.

Nomination by a qualifying company

The programme also refers to nomination by a company operating under the Foreign Capital Investment Law framework. The public pages do not fully define every category of person who can be nominated or every supporting document required.

For this reason, a management role, partnership or employment relationship should not automatically be treated as sufficient. The company's qualifying position and the nominee's eligibility need to be checked together.

How to apply for Oman Golden Residency

The programme is designed around an online application process. The critical step is to select the correct investment route before filing, because the evidence submitted later must match that route.

  1. Select the qualifying route: Decide whether the application will rely on property, a company, financial securities, a fixed deposit or another recognised category.
  2. Check route eligibility: Review the selected route through the official residency platform.
  3. Complete or document the investment: The applicant must be able to prove the investment in a form accepted for the chosen route.
  4. Upload identity and investment documents: Documents are submitted through the digital platform.
  5. Submit and track the application: The platform supports online status tracking and programme communications.
  6. Complete the investor visa stage: Once the investment requirements have been satisfied, the Royal Oman Police investor-visa process applies.
  7. Add eligible family members: The spouse and children can be included under the programme.

Documents and core requirements

The exact document pack depends on the investment route. A single complete public checklist for every Golden Residency category has not been published in the reviewed official material.

  • The investor must be at least 21 years old for the investor-visa stage.
  • A valid passport is required.
  • A digital personal photograph is required for the visa stage.
  • Evidence of the qualifying investment is required for the selected route.
  • Property applicants need evidence supporting the qualifying real-estate investment.
  • Company applicants need corporate and investment evidence relevant to the company route.
  • Deposit, bond and equity applicants need financial evidence for the relevant asset.

The government investor visa service confirms the passport and digital photograph among the basic requirements. The investment evidence is assessed separately according to the qualifying route.

Costs and processing time

The official OMR 500 figure is the government fee for the 10-year investor visa stage, not the total cost of obtaining Golden Residency. The overall financial commitment depends on the underlying qualifying investment and any transaction-specific expenses.

Fixed-deposit holding periodAt least 5 yearsApplies to the fixed-deposit route
Total Golden Residency processing timeNo guaranteed public timelineInvestment verification and the visa stage are separate parts of the process

The government service page displays a 10-minute duration for the investor visa service itself. That should not be presented as the total Golden Residency processing time because investment eligibility, document review and preliminary approval occur outside that narrow service step.

Family benefits and additional privileges

Family inclusion is one of the programme's most significant features. The Ministry states that a spouse and children can be included, with no age or number restriction stated for the children in the published programme description.

Invest Oman also describes additional programme privileges, including the ability to own one additional property outside tourism zones, employ up to three domestic workers, use fast-track immigration lanes and obtain extended visit visas for relatives.

These benefits follow the underlying eligibility decision. They do not replace the requirement to first qualify through one of the recognised investment routes.

Golden Residency versus ordinary investor and property residence

Golden Residency should be treated as a specific 10-year investment programme, not a label for every investor or property-based residence permit. Oman has separate residence frameworks for property owners and other investors.

The 2026 property-owner rules broadened certain residence options for foreign purchasers and owners. However, they do not by themselves establish that every eligible property under those rules also qualifies for the OMR 200,000 Golden Residency route.

The same distinction applies to company formation. An investor can own or establish a company in Oman without automatically satisfying Golden Residency requirements.

Common mistakes to avoid

The most common problems come from relying on outdated thresholds or treating different residence programmes as interchangeable. The investment should not be structured until the intended Golden Residency route has been identified and checked.

  • Using the old OMR 500,000 threshold as the current Golden Residency requirement.
  • Assuming any property purchase creates 10-year Golden Residency eligibility.
  • Assuming company registration alone is sufficient.
  • Treating nominal company capital as qualifying investment without confirmation.
  • Assuming the 50-Omani employment route automatically removes all capital requirements.
  • Quoting the government's 10-minute visa service time as the complete processing time.
  • Describing Golden Residency as automatic permanent residence or citizenship by investment.

Frequently asked questions

How much do I need to invest for Oman Golden Residency?+

The current official minimum is OMR 200,000. This is the programme-level threshold published by Omani authorities. The way the investment is evidenced depends on the route selected, so applicants should not assume that the same documentation or capital structure applies to property, a company, securities and a bank deposit.

Can I get Golden Residency by buying any property in Oman?+

No. The official Golden Residency property route refers to qualifying property in Integrated Tourism Complexes. Oman has separate property-owner residence rules, but those rules should not be treated as an automatic expansion of the Golden Residency property category.

Does registering a company automatically qualify me?+

No. Establishing or investing in an Omani company is a recognised route, but the company must meet the programme's investment requirements. Public official pages do not provide a complete formula for how the OMR 200,000 is evidenced in every corporate structure.

Can my spouse and children be included?+

Yes. The official programme allows the qualifying investor to include a spouse and children. The Ministry's published description states that the children can be included without an age or number restriction.

What is the government fee for the 10-year investor visa?+

The government portal currently lists OMR 500 for the 10-year investor visa. This is the visa-stage fee only and does not include the investment itself, property transaction costs, company costs or other expenses associated with the selected investment route.

How long does Oman Golden Residency take?+

There is no reliable public end-to-end processing time for the complete programme. The government portal shows 10 minutes for the investor-visa service, but investment eligibility checks, document review and prior approvals form separate steps and may take additional time.

Does Golden Residency lead directly to Omani citizenship?+

No direct citizenship entitlement is stated in the official Golden Residency material reviewed. The programme provides renewable 10-year residence and should not be presented as citizenship by investment or a guaranteed path to an Omani passport.

Next step before committing capital

The investment route should be selected before funds are transferred or an asset is purchased. Property, company investment, securities and deposits have different commercial and documentation consequences even when they may all support the same residence objective.

To review which structure is most suitable before committing capital, submit your case through the Connsect assessment form.
